KINGSLAKE ACCESS STATEMENT  

Introduction

We strive to ensure that all visitors can enjoy the accommodation, facilities and surroundings within the grounds. Our aim is to help in anyway that we can and if you require any assistance during your stay or whilst planning your visit we will be delighted to assist. Kingslake extends over an area of 124 acres with seven fishing lakes, ten cottages and six lodges. We also have a five van licence from the Camping & Caravanning Club.

Pre-Arrival

  • We can be contacted by telephone/fax with an answer machine if needed, email or letter
  • We have an extensive website which has comprehensive information along with pictures and descriptions of the accommodation units
  • This access statement is available on our website, in the welcome folders in our accommodation and can be sent by post if required
  • Kingslake is 3 miles from the nearest village and bus service. Buses go from Halwill Junction to Exeter and Bude with about 3 or 4 per day
  • The nearest railway station is Exeter St Davids approximately one hour's drive
  • Taxis are available from Holsworthy or Okehampton, but the service is limited 
  • We have one three bedroom cottage (Holly) that is suitable for wheelchair users

Arrival & Car Parking Facilities

  • The drive and parking areas within Kingslake are loose stone
  • The paths outside the cottages are concrete or paving stones
  • The paths around the lakes are in some areas loose stones or mown grass
  • On arrival and collection of keys, there is a parking area directly outside the house
  • There is a named allocated parking area for each cottage. There are a few extra spaces for second cars.
  • The car park and paths are level. The distance from the cottages to the car park is as follows:  
  • Primrose - 14m;  doorway has 2 steps; 15cm and 14cm 
  • Honeysuckle - 14.5m;  doorway has 2 steps 7cm and 17 cm
  • Holly - 20m;  level path and sloping entrance for disabled access
  • Courtyard - 20m;  two steps from patio edged in white 13cm and 13 cm step into door 14cm
  • Shannon - 12.5m;  two steps 17cm and 16 cm
  • Lighty - 15m;  two steps 14cm and 13 cm
  • Candy - 18m;  two steps 12cm and 12 cm
  • The path through the courtyard/water garden area between Holly cottage and Bella's and the house is tiered with spaced out steps of 23cm 18cm, 20cm, 18cm, 15cm, 9cm. These are edged in white paint for easy visibility.
  • Wild Rose and Bella Cottages have parking areas outside for unloading. There is a slight slope on the drive walking from the car park to Stable and Wild Rose cottages. The distance from these cottages is: 
  • Bella's - 26m; one step to the entrance 20cm one step in the door 20cm
  • Wild Rose - 47m three steps down from the garden to the door 16cm, 17cm, 9cm one step in the door 10cm  (Wild Rose also has 1 parking space 12m from the cottage)
  • The car park for guests staying in the lodges is located a further 300m drive from the cottages car park, there is a gate before the car park which has to be manually opened and closed
  • There is a car park for approximately six cars before the gate to the lodges - this is for guests who have difficulty walking from the cottages to the lakes
  • There are three disabled parking spaces by the lakeside in front of the lodges
  • Disabled access can be arranged to the side of the carp lake and the mixed lake for loading and unloading equipment
  • The six lodges each have a named allocated parking space with extra spaces before the gate for extra cars
  • Guests may park outside the lodges only for loading and unloading - cars should then be parked in the allocated spaces
  • The path from the lodges car park to the lodges is up a slight slope, the distances are as follows: 
  • Birch Tree Lodge 1 -  25m; two steps to door; 22cm, 26cm
  • Cherry Tree Lodge 2 -  30m; two steps to door; 22cm, 26 cm
  • Beech Tree Lodge 3 -  36m;  two steps to door; 22cm, 26 cm
  • Mumpuss Lodge 4 -  42m;  one step to decking 22cm, one step to door; 15cm
  • White hen Lodge 5 - 50m;  two steps to decking 14cm, 14cm, one step to door 20cm
  • Oak Tree Lodge 6 - 56m;  two steps to decking 14cm, 14cm, one step to door 20cm
  • The lodges' decking areas and balconies have rubber non slip mats outside patio doors
  • The distance from the lodges to the nearest lake are as follows: Birch Tree Lodge -  25m; Cherry Tree Lodge -  19m; Beech Tree Lodge -  20m;  Mumpuss Lodge -  10m;  White hen Lodge - 10m;  Oak Tree Lodge - 10m; 
  • We can offer assistance with loading and unloading your car if required
  • Signs are at the gates, on the drive and in the car parks. All signs are black lettering on a white background. All cottages and lodges have name signs
  • In the cottages area lighting automatically comes on at dusk and is switched off at midnight. Movement sensor lights are situated in the car park and pathways. 
  • Each lodge has a porch light, movement sensor lights are situated in the car park area and driveways
  • Solar lights are at the side of some of the drive and paths

 
Main Entrance and Reception

  • Keys are collected from the owners' house
  • Door bell at the right side of the front door
  • Entrance through private porch and front door - 3cm step in
  • Guests are escorted to their accommodation and any questions can be answered
  • The welcome folder in each accommodation unit has information relating to the accommodation, site, facilities in the area, fishing rules etc.
     

Public Areas

  • The information and laundry room is located in the courtyard area
  • The room is next to Holly Cottage and has level access with a front loading washing machine and tumble dryer
  • There are outside and inside lights
  • The fishing tackle room for the cottages is situated at the side of the car park, with a sensor light above the door
  • The room has a key pad lock
  • There is level access with racks on the walls for rods etc.
  • The Campers' shower and toilets are next to the tackle shed, with sensor lights above each doorway
  • One room has level access, the other has 2 steps in; with tiled floors and non slip mat for the shower area
  • The fishing tackle room for the lodges is situated between Beech Tree and Mumpuss lodges and has a combination padlock
  • There is a sensor light above the door and a light inside
  • There is a coin operated front loading washing machine and tumble dryer in this tackle room

 
Public WCs

  • The campers' toilet next to the tackle room may be used by other guests
  • The shower and toilet at the side is for campers use - this has two steps to the door
  • Both rooms have outside sensor lights and internal lights
  • Both rooms have tiled floors with a non slip mat for the shower

Outdoor Facilities

  • There is a children's play area close to the car park
  • The play area has 2 swings, a climbing frame and a sandpit
  • The area is grassed with wood chippings around the swings and climbing frame
  • There is a 9 hole mini golf course between the cottages and the kitchen lake
  • Kingslake has 7 fishing lakes. We want our fishing guests to be able to enjoy the variety of the various lakes and we have tried to facilitate easy access. A map showing the location of the lakes can be found in the welcome folders.

Kitchen Lake; (Carp)

  • This lake is approx. 140 m from the cottages and approx. 60m from the lodges
  • The lake can be accessed from the lower car park before the gate, 10m
  • There are two other gates from the field to this lake.
  • The surrounding area is fairly flat mown grass
  • There are some new wooden swims for fishing and the banks are grassy and have a gentle slope
  • Access to the island is across a wooden footbridge which has wire netting to prevent slipping
  • There are two wooden swims off the island extending into the lake
  • The lake banks can be slippery and muddy in wet weather and care must be taken
  • The lake area is fenced with the top wire of the fencing being electric. There are warning signs on the fence.

Tench Lake:

  • This lake is in front of the one storey lodges approx 40m from the lodges car park
  • The lake can be accessed up a short flight of steps - gravel with wood supports; or from the path in front of the lodges
  • The lake has a mown path around it. 
  • One side of the lake has steeper sides and a slight slope towards the water. The other side is quite flat

Mixed Lake:

  • The mixed lake can be accessed from the lodges car park and is approx 12m from the car park
  • The lake can also be accessed by steps from the tench lake and the carp lake
  • One side of the lake has a flat stone path, with a small slope to the water - accessed by a few steps where it is steeper. The rest of the lakeside is mown grass and fairly flat. 
  • There are a number of wooden swims around the lake

Carp Lake:

  • This lake can be accessed by steps from the mixed lake or along a stone path from the lodges car park approx. 60m
    for disabled access the centre pole in the drive can be unlocked by request
  • This lake has a wide flat stone path on one side with a number of wooden swims
  • The rest of the lake has fairly flat mown grass paths.

New Carp and Tench Lakes:

  • These lakes can be accessed from the cottages car park, through the gate into the camping field and by walking down the field to the lakes. There is a mown path, but the ground is uneven and there is an incline
  • The lakes can also be accessed through the small gate off the drive by the mixed lake
  • From the lodges the lakes can be accessed by the woodland path through the gate by the lodges car park
  • These lakes have a wooden jetty extending into the lake and a number of wooden swims
  • One side of the lake the banks are steep and the water is deep
  • The other side is shallow with an area of wetland to encourage vegetation and wildlife

Nature Walk

  • The nature walk extends around the perimeter of the land and links to walks in the forestry - walks can be from 1km upwards.
  • There is a map in the welcome folder and further maps for campers are available from the house
  • The walks are fairly flat, with wooden footbridges over the streams and ditches. The footpath is clearly signed.
  • The ground can be uneven and in wet weather the field gate areas can be muddy
  • Sheep are often grazing in the fields, foxes and deer can be seen, but wildlife should not be a danger to walkers
  • All of Kingslake is private land and is enclosed by fences.

Cottages and Lodges

Cottages:
The cottages are situated around a courtyard area with a water garden close to the owners’ house
The cottages are stone built, some are converted farm buildings
The access to the cottages and the distance from the car park is detailed above

Primrose Cottage:

  • This cottage is on two floors. The front door opens from the courtyard - door width 80cm, up two steps with a covered porch
    the ground floor has an open plan living/ dining room with a patio door leading out to decking and a patio area and barbecue this leads onto a field overlooking the kitchen lake. 
  • Patio door opens to 69cm; decking is 1.5m wide by 2.5m long with railings and a small gate and steps down: 13cm, 20cm, 20cm, 20cm to a patio area with crazy paving. The decking is secure for younger children.
  • On the ground floor the kitchen area leads off the living room. The living/dining room and kitchen have a wooden floor.
  • A twin bedroom with ensuite shower leads off the dining room through a low door width 82cm height 170cm
  • There are two steps down into the bedroom 20cm and 20cm. The floor is carpeted.
  • The shower room leads off the bedroom - vinyl floor
  • A second bedroom with a double bed leads off the living room - this room has wooden flooring and bedside carpets.
  • There is a space of 54cm each side of the bed and the door width is 75cm
  • An open tread wooden staircase leads from the living room to two further bedrooms and a bathroom (with bath) 
  • There is a twin bedroom and a spacious double bedroom with a cot. 
  • These rooms have sloping roofs.
  • The landing and bedrooms are carpeted, the bathroom has vinyl flooring

Honeysuckle Cottage:

  • Next to Primrose cottage, this cottage is very similar
  • On the ground floor there is an open plan living/dining room with a kitchen off the dining room
  • There is a double bedroom downstairs, with wooden flooring throughout
  • Open tread stairs lead up to two further bedrooms - a twin and a double with a cot, and a bathroom with a bath
  • The landing and bedrooms are carpeted
  • The upstairs rooms have sloping roofs

Holly Cottage:

  • This cottage is next to Honeysuckle and is the most suited to wheelchair use
  • The door has a large porch and a slope to the door - width 88cm
  • The ground floor has a wood flooring.
  • There is an open plan living/dining room with the kitchen off the dining room
  • A large shower room leads off from the living /dining room area - door width 80cm
  • The shower room has a tiled floor with a floor drain, half screen and shower chair
  • Toilet has a pull down support bar. Toilet height 40cm (riser seat available)
  • Sink height 70cm
  • A double bedroom leads off from the living/dining room area, this room has a double bed. Between the wall and bed measures 56cm, with 104cm clearance between the door and the other side of the bed.
  • From the living room, a patio door leads out to decking, with a sloping ramp to the patio/ barbecue area and the field
  • Open tread wooden stairs lead up to a double room, a twin room and a bathroom with a bath. The upstairs rooms have sloping roofs

Courtyard Cottage:

  • Courtyard cottage is accessed from the courtyard area along a path.
  • This cottage is all on one level with two double bedrooms and a twin room
  • The patio door is up 2 steps and opens into the open plan living / dining / kitchen area
  • There is a shower bathroom leading off the living area

Shannon. Lighty and Candy cottages:

  • These three cottages have the same layout 
  • They are accessed by a short path from the car park and the bedroom windows look on to the courtyard area
  • The patio doors are up 2 steps and open into the living/dining area
  • There is an archway into a small kitchen
  • The bedroom, with a double bed, leads off the kitchen area
  • The shower room leads off the bedroom
  • These cottages have carpet throughout the bedroom and living room, with vinyl or cork tiles in the kitchens and bathrooms

Bella's Cottage:

  • This cottage is accessed from the top of the courtyard - the pathway has some steps previously mentioned
  • The patio door is up a step and opens into the living / dining / kitchen area
  • The floor is tiled with a central rug
  • The shower room has a tiled floor and leads off the living area
  • Open tread wooden stairs lead up to a gallery bedroom with a double bed
  • The bedroom has a carpeted floor and there is a sloping ceiling

Wild Rose Cottage:

  • This cottage is at the side of the house and is accessed from the drive down two steps
  • Patio doors lead into the open plan living/dining room and kitchen area
  • The floor is carpeted, with tiles in the kitchen area and in the bathroom
  • A double bedroom and a twin bedroom lead off the living area
  • The shower room leads off the kitchen
  • This cottage is all on one level

Stable Cottage:

  • This cottage is accessed off the drive across a small garden and down two steps (mentioned previously)
  • The patio doors open into the open plan living/ dining and kitchen area
  • The floors are carpeted throughout, with vinyl in the kitchen area and shower room
  • A double bedroom and a single bedroom open off the living area
  • A shower room opens off the living area
  • This cottage is all on one level

 

The Lodges

The lodges are situated approximately 200m down the drive from the cottages and through a gate

BIRCH TREE, CHERRY TREE & BEECH TREE LODGES

  • These three lodges all have the same layout
  • The lodges are two stories with the bedrooms and bathroom on the ground floor and the living area upstairs
  • They each have a step up to the door
  • The door opens into a hallway, a double and a twin bedroom lead off from the hall
  • The shower room leads off from the hall
  • Open tread wooden stairs lead up from the hall to the open plan living/ dining room and kitchen area
  • At the top of the stairs there is a small bedroom with offset bunk beds (full size single mattresses)
  • A patio door leads out from the living area to a wooden balcony overlooking the lakes
  • The hall, shower room and kitchen area have vinyl flooring
  • The bedrooms and living/ dining room are carpeted

MUMPUSS, WHITE HEN AND OAK TREE LODGES

  • These three lodges are all the same layout
  • The lodges are accessed from the stone path with one or two steps up to the decking
  • A patio door opens from the decking into the open plan living/ dining room and kitchen
  • A double bedroom and a twin bedroom lead off the dining room
  • The shower room leads off a small hallway by the bedrooms
  • These lodges are all on one level and overlook the lake
  • Distances from the lodges to the car park and to the lakes have been noted previously

Touring Facilities

  • Kingslake has 5 caravan pitches and 4 electric hookups
  • The caravan pitches are on stones or grass; camping is on mown grass on the field, overlooking the new lakes and backed by trees and a hedge
  • The nearest pitch to the toilet/shower room is 15m distance
  • The toilet/shower rooms are described previously
